HOME SELLING PROCESS
Pre-Listing
1.  Determine your reasons for selling your home.
2.  Write out a plan.
     Do you plan on purchasing a new home?  When would you like to move?  The biggest issue when selling a home is timing.  Do you plan on selling, then looking for a home?   You will want to carefully determine which would work best for you.  You may want to sell and rent until you find that next special home.  Whatever your choice is, a good plan will help.
3.  Hire a Professional or go it Yourself?
I believe some people have it in them to sell their own home.  I say if you do your homework and think you have the time to do it, GO FOR IT!  If you have questions call me, no strings attached.  I am here to help.  Put a time on it though.  Say if it doesn't sell by this time, you will hire a Realtor.
4.  Prepare your home for sale!
Have a check list of what needs to be done to have it in selling shape.  Everyone lives with things that need to be fixed, but a buyer might not want to move in having to fix even the minor cosmetic things.  You might want to have a friend come in and suggest some things or a local agent.
5.  Remove some furniture if needed.  You want your home to feel open.
6.  Remove expensive items.  You are opening your home to strangers, especially if you don't use a Realtor. 
7.  Remove personal items.  You want to make it easy for your potential buyers to see themselves living in that home.
8.  You may want to stage your home.  Make the home pleasing to the average buyer.  Neutral colors and strategically placed items, may help sell the home faster.
9.  The biggest determining factor is home Pricing.  Get local Realtors to give you a Comparable Market Analysis of your home. Do not chose a Realtor because they priced your home higher.  Higher priced homes usually take longer to sell, and usually sell for less than market value.  The Realtor should give you a good faith estimate of your net profits at different selling prices.

2.  House inputed into the Oklahoma City Mulitple Listing Service (MLS)
3.  Website dedicated to your home
4.  Promote to Oklahoma Realtors
5.  Hopefully many showings and lots of positive feedback
6.  Open House Scheduled
7.  Offer on House
